What the firm does
Lumenalis carries a project from the first feasibility question to occupancy and close-out, and a client can engage the firm for a single stage or keep it on for continuity across several, at whichever of the three tiers below fits the work.
Advisory
Feasibility studies, pro forma modelling, capital planning, and insured-financing packages. Lumenalis analyses and recommends; the client executes.
Manage
Preconstruction management and owner’s representation through construction. Lumenalis coordinates the consultants and the contractor for the owner and reports cost, schedule, changes, and risk as they stand, so that the owner decides on current figures.
Build
Lumenalis takes on a defined owner-side workstream and carries it through construction, close-out, deficiencies, and the handover to operations, without acting as the general contractor.
The standard of the work
Independent. Lumenalis works for the owner alone. The firm holds no interest in any contractor, broker, or lender it recommends, and no fee depends on a transaction closing.
Recomputable. Every published figure can be rebuilt from its stated basis, because the assumptions, their sources, and their dates sit in the document beside the result.
Documented. Lumenalis dates and version-controls every major deliverable and records each material decision, so that anyone can trace the basis of the current budget, schedule, and scope at any point in the project.
