Every Lumenalis engagement follows the same arc, whatever stage you start from: we diagnose the real question, model the decision, and stay accountable through delivery. This page sets out the lifecycle we work across, the tiers you can engage us at, and the terms we work on.

The development lifecycle
Most engagements sit somewhere on this sequence. You can engage us for a single stage or across several.
Feasibility
We test whether the site, the market, and the numbers support the plan. The output is a go, revise, or no-go verdict reached before you commit capital.
Pro forma and financial modelling
We build the model that governs the decision and stress-test the assumptions it rests on. It tells you what the project earns, what it costs, and where it is fragile.
Capital stack structuring
We structure debt and equity into a stack the project can service. It tells you how the project is funded and what each layer costs.
CMHC and insured-financing package
We prepare and lead the application package for insured financing, which your licensed mortgage broker submits through the broker’s direct access to the insurer. It positions the project for the lowest-cost debt available to it.
Preconstruction management
We govern the interval between approval and groundbreaking, reconciling budget, design, and schedule. It is where a project is either set up to succeed or quietly set up to fail.
Construction management, as owner’s representative
We represent your interest through construction, holding cost, schedule, and quality against the contracts. It keeps the build accountable to the commitments on paper.
Project close-out
We bring the project to orderly completion — deficiencies, documentation, and first-year performance. It hands you an asset you can operate and finance, not a building with loose ends.

Advisory
Map, design, recommend. We diagnose and prescribe; you retain execution.
Manage
Project direction and owner’s representation. We direct the work and hold vendors to account.
Build
Execute, implement, embed. We perform the work ourselves and stay until it runs without us.
How we work, and on what terms
We quote a fixed fee against a defined scope of work, with explicit exclusions and a single point of accountability. Hourly billing is reserved for change requests that fall outside the agreed scope.
Every deliverable is signed, dated, and version-controlled. Each artefact carries a document control number, a version, and a date, so you always know which document governs.
Some work touches regulated activity — mortgage brokering, securities, accounting, and professional engineering among them. We define those boundaries explicitly in each proposal rather than implying authority we do not hold.
